Stipulations are that you are responsible about being able to afford to pay your rent on time along with utils/cable/internet/phone, and you'll have to cover a refundable $300 deposit when you move in. Rent is $310 a month plus utilities which usually run between $80 and $120 depending on the month and if the heat/ac is running too often. You will be required to sign a legally binding roommate agreement, but will not be bound by the original lease. Additionally, you MUST be able to keep your own mess to your own room and be willing to help out with cleaning chores in the common areas.
House is 1700 sq ft, 1.5 bathrooms, updated kitchen, fenced backyard. Very convenient to everything due to being right next to Research Park Blvd. and I-565. Pets are generally not allowed, but exceptions might possibly be made if they are well behaved and get along with existing occupants. One dog and one cat already live here. Also, sorry but no smoking because I am allergic and also we don't want the animals to try to eat the cigarette butts.
The room will be available to move into no later than January 1st, but possibly earlier after the current roommate moves out. Rent will be prorated if you move in before the end of the month.
